Still not sure which one to book?

Rule of thumb: if a trade was the last person in the space, book post-construction. If you are handing keys back or taking them, book move-in / move-out. If you need the same standard every week without having to ask, book commercial. Realtors prepping a listing usually want the move-out clean, and there is a partnership program for agents doing it more than once.

A general contractor is judging handover readiness. A property manager is judging consistency from one visit to the next. A renter is judging what a landlord will flag on an inspection. The checklist changes to match. The standard behind it does not.

WHAT STAYS THE SAME

The standard does not change with the job.

Whichever service you book, seven things are the same. These are the parts that make the difference on a commercial site, and they are the parts a cheap quote usually leaves out.

The same four-person crew. Not a rotating roster of subcontractors. The crew that walks the job is the crew that shows up to clean it.
Insurance and WCB clearance on file. Available before day one. Property managers and general contractors usually want both on record before they hand over access, so we keep them ready rather than chasing paperwork later.
Real safety tickets, named. Fall protection, CSTS, first aid and WHMIS. We name them because those are the ones the crew actually holds. There is no such thing as a post-construction cleaning certification, and we do not claim one.
A written checklist. You know what is in scope before we start and what got done when we finish. Nothing about the result depends on remembering a conversation.
Photo sign-off on every job. Archived for your records. Useful later when a damage-deposit dispute or a handover question comes up and somebody needs to see the condition the space was left in.
We come back if it was not done right. On move-out work that is the 72-hour re-clean: if your landlord flags something we cleaned, show us the inspection note and we return at no charge.
Capacity you can schedule against. The crew covers roughly 12,000 square feet of post-construction cleanup in a day. That is a measured number, not a sales figure, so a handover date can be planned around it.

None of that is unusual for a commercial contractor. It is unusual for a cleaning company, which is the point.

HOW WE QUOTE

What moves the price, and what never does.

There is no flat rate, and any cleaning company quoting one over the phone has not asked enough questions. A 900-square-foot condo after a tenant and a 9,000-square-foot buildout after drywall are not the same job. Five things move a quote:

Square footage. The biggest single factor on all three services, and the first thing we ask about.
Dust and grease load. A final clean after drywall sanding, or an oven that has not been touched in three years, takes longer than the same space in ordinary condition.
Appliance and fixture count. Appliance interiors are slow, detailed work. On move-out jobs they are also where most cleaning deductions come from, so they are never skipped to save time.
Access. Stairs instead of an elevator, no parking near the door, or a window that can only be reached from outside all add crew hours.
One-off or recurring. Recurring commercial work is quoted per visit against a fixed checklist. Post-construction and move-out work is quoted per job.

What does not change the quote

The crew, the checklist discipline and the paperwork. Those are fixed, so the only thing a quote is really measuring is how much work the space needs.
