POST-CONSTRUCTION CLEANING

Drywall dust, silica, and tight handover windows.

Post-construction sites are dirty in ways that matter. Silica settles into ductwork. Adhesive bonds to glass. Drywall dust coats every surface that got touched. Standard cleaning crews miss it — and your walk-through isn’t the place to find out.

We run a full three-pass post-construction process — rough, final, and touch-up — with HEPA vacuums, the right solvents, and a crew that knows what each finish can and can’t take. Your handover walk-through shouldn’t be the moment something goes sideways.

What's in scope

Rough, final, touch-up: what each phase actually covers

Most quotes say “post-construction clean” and leave you to guess what you’re buying. Here’s the whole thing, phase by phase.

Rough clean — after framing, before finishes

This is debris and bulk, not detail. We’re clearing the site so your finishing trades can work and so the final clean isn’t fighting three weeks of buildup.

  • Construction debris, offcuts, packaging and pallet removal to your bin
  • Sweep and shop-vac all floors, stairwells and mechanical rooms
  • Knock down heavy dust from studs, joists, ledges and overhead runs
  • Clear window and door openings so units can be set clean
  • Remove stickers and protective film where trades need surface access

Book this once drywall is done and before flooring goes in. Skipping it is the most common reason a final clean runs long and over budget.

Final clean — after the last trade is out

This is the one your handover depends on. Nothing gets cleaned twice, so the sequencing matters: we run top-down, dry-to-wet, and we don’t touch floors until everything above them is finished.

  • HEPA vacuum every horizontal surface — ceilings, beams, ledges, door tops, trim
  • Full wet-wipe of walls, casings, baseboards, doors and hardware
  • Windows inside: glass, frames, sashes, tracks and screens
  • Adhesive, tape, paint overspray, grout haze and label residue off every finish
  • Cabinet and closet interiors — including kicks, toe-spaces and shelf edges
  • Appliance interiors and exteriors, including behind and underneath
  • Bathroom and kitchen fixtures polished, hardware detailed
  • HVAC registers, vents and returns wiped
  • Switch plates, outlet covers, thermostats and light fixtures
  • Hard floors: strip, mop, finish. Carpet: HEPA vacuum

Touch-up clean — after the walk-through

Between final clean and possession, trades come back for deficiencies, and every one of them leaves a mark. Touch-up is the pass that makes the unit show-ready on the day somebody actually opens the door.

  • Re-clean any area a deficiency trade worked in
  • Glass, fingerprints and hand marks on doors and hardware
  • Re-vacuum and re-mop traffic paths
  • Final dust check on ledges and sills

Touch-up is quoted per job — it depends on how many trades came back and what they left. Tell us at final-clean quote whether you want it scheduled, and we’ll price both together.

How long a post-construction clean takes

Our four-person crew covers roughly 12,000 sq ft of post-construction cleanup per day. That’s the number we schedule against. Typical final-clean timelines:

SpaceTypical final cleanCrew
Single condo or apartment unit, 600–900 sq ft4–6 hours2
Townhouse or duplex, 1,200–1,800 sq ft6–9 hours2–3
Detached new build, 2,000–3,000 sq ft1 day3–4
Office or retail fit-out, 5,000–10,000 sq ft1–2 days4
Multi-unit floor, 10,000+ sq ftSequenced by zone4+, staged

Four things stretch these numbers, and we’ll tell you at quote if we see them: heavy grout haze or thinset on tile, overspray on glass, units still holding trade material, and no working power or water on site.

Hard floors need dry time. If we finish at 4pm, don’t book a 5pm walk-through — give it overnight.

WHY CONTRACTORS & PMS HIRE US

A cleaning crew that won't make you look bad at handover.

When a GC, developer, or property manager calls us, the question behind the question is always the same: will this crew be a problem? Here’s how we answer that — concretely.

We hit the timeline

Final clean dates are fixed against your handover, not "when we can fit you in." Late = our problem to solve, not yours to manage.

Crew capacity that scales

A four-person trained crew handles up to ~12,000 sq ft of post-construction cleanup per day. Larger jobs are sequenced and staffed by zone.

Documented & insured

Proof of insurance, WCB clearance, and CSTS, WHMIS, fall protection and first aid tickets on file before day one. Photos archived on every job for your records.

Single point of contact

One number. One name. No routing through dispatch, no day-of changes of crew lead. Direct line to a supervisor on every job.

Touch-ups, no fight

Missed a spot on the walk-through? Flag it and we'll get it sorted. Final acceptance is your call, not a billing argument.

Calgary & Area

We serve Calgary and surrounding communities including Airdrie, Chestermere, Cochrane, and Okotoks. Same-day quotes, direct crew — no regional dispatch or travel surprises.

Silica and dust control — why we run HEPA

Cutting and sanding drywall, concrete, tile and engineered stone releases respirable crystalline silica. Alberta OHS treats it as a controlled hazard, and standard shop vacs make it worse — they pick up the coarse material and blow the fine fraction back into the air, where it hangs for hours and settles into ductwork after your crew has gone home.

We run HEPA-filtered vacuums on every post-construction job. Dust goes in and stays in. That matters to you for three reasons:

  • Your ductwork stays clean. Fine dust that settles into a fresh HVAC system comes back out the first time the furnace runs — usually a week after your client moves in.
  • Your finishes stay intact. Silica is harder than most of what it lands on. Dry-wiping a dusty surface is sanding it. We knock down and vacuum before anything gets wiped.
  • Your site record stays clean. Our crew works in PPE with documented process. If your safety officer asks how the final clean was handled, there’s an answer.

WHO WE WORK WITH

Four types of clients. One standard of clean

General Contractors

Final cleans on 1–50 active builds. A vendor you can call back without re-vetting.

Developers

10–100+ unit handovers. Crew sequencing across floors and buildings.

Property Managers

Turnover cleans, post-renovation, common areas. Predictable pricing, fast scheduling.

Commercial Clients

Offices, clinics, retail, trades shops. Recurring janitorial or one-off deep cleans.

What we need from you before we start

We quote fast, and we hit dates. Both of those depend on the site being ready. Have these four things sorted and the clean runs on schedule:

  • Trades out and staying out. Final clean means final. If a trade is coming back after us, book a touch-up instead and save the money.
  • Power and water on. No power means no vacuums, no lights in windowless rooms, and a crew standing around on your dime. This is the number one cause of a rescheduled clean.
  • Bins on site, or tell us. We haul debris to your bin. If there’s no bin, say so at quote and we’ll price removal in — finding out on the morning costs you a day.
  • Access sorted. Lockbox code, fob, or a name and number at the door. Our supervisor calls one person, not dispatch.

If something changes, call the supervisor. We’d rather move a date than show up to a site that isn’t ready.

Post-construction cleaning questions

What’s the difference between a rough clean and a final clean?

A rough clean clears debris and bulk dust after framing and drywall, so finishing trades can work. A final clean is the detailed pass after the last trade leaves — HEPA vacuuming, full wet-wipe, adhesive removal, windows, fixtures and floors. Most projects need both. Booking only the final costs more, because it’s doing two jobs at once.

Do you remove construction debris?

We haul debris to a bin on site as part of the clean. If there’s no bin, tell us at quote and we’ll price disposal separately. We won’t discover it on the morning and bill you for it after.

How do you control drywall and silica dust?

HEPA-filtered vacuums on every job, top-down, dry-to-wet. Dust gets knocked down and extracted before any surface is wiped, so it doesn’t get pushed into ductwork or ground into finishes. Crew works in PPE.

How far ahead do I need to book a final clean?

Give us a week where you can. We hold final-clean dates against your handover, not against our schedule. Short notice — call. We work nights and weekends when handover demands it, and we’ll tell you straight if we can’t make the date.

What happens if something’s missed at the walk-through?

Flag it at the walk-through and we’ll get it sorted. Final acceptance is your call, and we don’t turn a missed spot into a billing argument.

Do you clean windows inside and out?

Interior glass, frames, sashes and tracks are standard in the final clean. Exterior is spot work at ground level. Anything needing lifts or swing stage, we’ll quote separately or tell you who to call.

Can you work around our trades schedule?

Yes. We sequence by zone and floor on multi-unit work, and we run nights and weekends when the handover date requires it. Tell us the schedule at quote and we build around it.

Same-day quotes during business hours. Site walk-throughs within 48 hours.
