The southeast is the widest spread of any quadrant we work, and the jobs change completely depending on where you are in it. Around South Health Campus and Quarry Park it is professional and office space on an after-hours schedule. Out in the lake communities it is builder handovers. Closer in, through Ogden, Lynnwood and Forest Lawn, it is older rental stock and end-of-lease cleans. One crew, three quite different kinds of work.
Seton grew up around South Health Campus, and with it came dental, physio, optometry and general practice offices, plus professional space above the retail. Quarry Park and the Eastfield business area carry the office side. Clinic cleaning has to happen after the last patient leaves, so we work evenings and overnight as standard here. To be clear about scope: we clean reception, offices, washrooms, staff rooms, floors and common areas. Clinical instrument reprocessing and biohazard or sharps disposal stay with your own staff and your licensed waste contractor — that is not our work and we will not claim it is. Mahogany, Auburn Bay, Cranston, Riverstone, Seton, Walden and Legacy are still being built out, and a handover clean there is a final clean to a fixed possession date — drywall dust out of bulkheads and furnace runs, labels and adhesive off every window and appliance, overspray off tile and glass, garage slab washed down. New streets in those communities often have no signage and no numbers up yet, so send the lot number and the lockbox code with the booking. See post-construction cleaning.
Ogden, Lynnwood, Riverbend, Dover, Erin Woods, Forest Lawn, Penbrooke Meadows and Applewood hold a lot of the quadrant’s long-standing rental housing, and McKenzie Towne, Copperfield and New Brighton add a steady flow of townhome and condo turnovers. We clean to the standard a landlord inspects against, and every move-out carries a 72-hour re-clean: if your landlord flags something we cleaned, we come back and fix it free. The older southeast inner-city pocket — Inglewood, Ramsay and the industrial edge along Blackfoot — is mostly conversions: a warehouse or a shopfront turned into studio, office or hospitality space. Those buildings come with their own quirks, usually exposed brick, original timber and floors that will not take a standard machine. Tell us what the floors are when you book and we will bring the right products rather than guessing on the day.
